For clients who want to tackle a new-build or large scale renovations and would like design continuity, site inspections and contract administration completed by the architect. The full scope of what this entails is predetermined and outlined below.
HOW IT WORKS...
Our involvement can be broken down as per the 6 stages of architectural duties specified by The South African Council for the Architectural Profession (SACAP). This includes:

Stage 1 : Inception
Receive, appraise and report on the client’s requirements with regard to the brief, the site and its constraints, budgetary constraints, consultants required and methods of contracting.
Stage 2 : Concept and viability (concept design)
Prepare an initial concept design and advise on intended space provisions and planning relationships, proposed materials, intended building services, conformity to land use restrictions, review anticipated costs and project programme.

Stage 3 : Design development
Developing the concept design further to become the final design by confirming the scope and complexity, consulting with local and statutory authorities, further developing the design details, construction system and materials, co-ordinating all consultants and reviewing their drawings, review the design, costing and programme with all consultants.

Stage 4.1 : Documentation for Local Authority
Prepare documentation for local authority submission. This includes co-ordinating technical documentation with the consultants, preparing specifications for the works, obtain the client’s authority and submitting documents for approval.
Stage 4.2 : Construction documentation
Complete construction documentation and start the tender process. This involves getting the client’s authority to prepare documents to procure offers for the execution of the works, evaluating offers and making a recommendation on the award of the building contract, preparing the contract documentation and lastly arranging the signing of the building contract.
Stage 5 : Construction
Administer the building contract which includes give possession of the site to the contractor, issue construction documentation, checking sub-contract design and documentation as appropriate, inspect the works for conformity to the contract documentation, administer and perform the duties and obligations assigned to the principal agent in the JBCC building contract (or fulfil the obligations provided for in other forms of contract), issue the certificate of practical completion, assist the client to obtain the occupation certificate.
Stage 6 : Close out
Facilitate the project close-out including the preparation of the necessary documentation to effect completion, handover and operation of the project, issue the certificates related to contract completion (when completed) and provide the client with as-built drawings and relevant technical and contractual undertakings by the contractor and sub-contractors.
